Currently no requirement for affordable housing anywhere in Journal Square, or the rest of the city as far as I know. Journal Square Community Assn. has been advocating for 20%, but the mayor's office has put forward a proposal for only 10%. I think it does apply to permits issued after 2023.

Property located at 605 Pavonia Ave is currently exempt from rent control as it is located in the Journal Square 2060 Redevelopment Plan. This Redevelopment Plan was adopted in 2010 and said property was built in 2021 which is after the area became a Redevelopment Area. This exemption is permitted for as long as the area is zoned as a Redevelopment Area.
Redevelopment means gentrification and that means moving the poor people out.
And that’s what the journal squared tower is for. Without any rent stabilized apartments.
The zoning throughout the center of Journal Square is atrocious and promotes gentrification at the expense of the people who live there. Journal Square is being bulldozed out of existence.
